We first reported on TWiT’s lease information when the building was put up for sale. Take a look at the raw PDF (bottom of page 4) for the details. The original lease expired 3/31/2015 and was renewed. The information in the PDF shows it’s at $1.50 per square foot.

So we now know that if they extend their lease again, they will be paying fair market value in addition to paying for their very large basement they use for the business. This might come close to doubling their square footage. Might this more than double their rent with fair market value plus the large amount of extra square footage?

Typically – in commercial and light industrial – basement s.f. especially when not enjoyed as office space and used mainly for storage – even if some of the storage is data, is 50 to 75% less than the s.f cost of the main rentable spaces in most Light Commercial buildings. TWiT is Light Commercial, it is not Retail – if it were, the s.f would be at least 25.00 to 50.00 oer s.f TWiT is getting their space for a fucking steal – $1.50 per.sf.? The basement shouldnt be more then $.75 per s.f. – nowhere near double, iow.

      Also, the basement has been declared ‘non-rentable’/’non-enjoyable’ (pick your term) by the Fire Marshall, I highly doubt any owner will be legally allowed to charge anything for the basement use other than metal/glass storage use.

      1. Actually the University of Phoenix is indeed in Phoenix and started here. They have about half a dozen campuses around the state with most of them within Metro Phx.

        Their parent company Apollo Group is here too. BTW yeah, they’re corrupt as hell but what private college isn’t? Still, it’s not a diploma mill from the education side but is from the $$$$ side.

          2. Maybe that’s what they’re famous for now but it isn’t what they were famous for back in the late 90’s. In fact they were just getting that whole online thing going. which was always kind of suspect to me. Toward the end they were trying to shove the regular classes into the online programs but charge the same money for the course.
            I wouldn’t paint all private universities with such a broad brush though. Yeah, I don’t think there should be a profit motive in education or medicine, seems amoral to me kind of like Leo. But the reason I and many others went there wasn’t because we couldn’t get into a regular college, in fact I started at ASU. Regular college schedules made it impossible to have a full time job and still go to school. That and back then the courses weren’t as targeted making you go through 3 years before you even started on your major and by then the info you got was obsolete.

          1. No, not when it is bought with company funds, you cannot – UNLESS you hire your family members as employees (not contractors), THEN it IS legal.

            Every member of Leo’s immedidate family is a TWiT employee, and he has admitted as much, with the possible exception of Mike, due his age.

  2. Basement is about the same square footage. Leo previously said the owners couldn’t charge rent for it previously because the ceilings were too low according to business code to include it.

    1. They wont and cant be charged, UNLESS the new owners decide to install sprinklers, then , oops, they can be charged even more than premium storage rental! I didnt see that before. The only thing keeping the base,tn from being rent-able was the non-existence and expense of sprinklers, that TWit was not willing to pay for. So IF the new owners want to charge TWaT more than mere storage for the basement, THE NEW OWNERS must install the sprinklers. (of course what idiot wouldnt build that charge into the new higher rent?)

  5. A buck fifty a square foot? WTF! That’s cheap! I guess TWIT is used to not paying for anything. When I had a computer store back in 06 we were paying $26 a square foot for a space in a strip mall behind an AM/PM!

    Anyway, Leo can lie all he wants but I saw the footage real time. DickPic was there. Then during TWIT pre-show he was asking one of his guests about damage control because that was the business the guy was in.

  7. I knew it, the bitch is shady. just like Leo. She knows how to play the business system. Aren’t transactions over 10K tracked or checked? I’m not in finance, but I remember hearing that somewhere. It would be different if they were growing and hiring more people but they aren’t. I hope they do have to pay for the basement. They probably store all of Leo’s toys that he buys and does nothing with. Maybe it will curve his gadget buying…not.

    I’m sorry but if you make as much as Leo, there should be no reason to be cheap. The only things he isn’t cheap on are his gold digging whore, his gadgets, his lifestyle, his food. See a pattern here, if it directly doesn’t benefit him he is a cheap ass. That’s why he won’t buy set computers, cause he’s cheap and lazy.

      1. All deposits are monitored. Ones aver 10k require paperwork. The IRS and the FBI will nail your ass if you do a lot of just sub of 10k stuff . Its technically not a crime buts its a great way to get put under a microscope. Also to deal with civil forfeiture crap.
